“How much will it cost to build?” is the first question most clients ask us. The honest answer is that no single figure fits every project. Two buildings of the same size can cost very different amounts depending on the decisions behind them. Here are the main factors.
1. The size and type of building. A bungalow, a duplex, and an apartment block each need different amounts of materials and labour. The number of bedrooms, bathrooms, and floors changes the cost directly. See our guide to bungalow plans you can build for ?35 to ?80 million for budget examples.
2. The condition of your plot. A sloping, rocky, or low-lying site needs more preparation, filling, or retaining work than flat, firm land. A land survey and soil assessment before design help you see these costs early.
3. The foundation and structural design. Soil type decides the foundation you need. A properly engineered foundation may cost more upfront, but it protects the whole building.
4. Quality of materials and finishes. Tiles, doors, windows, roofing, ceilings, and fittings can move your budget up or down more than almost anything else. Decide your finishing level early.
5. Cost of materials at the time of building. Prices of cement, iron rods, and other materials change. A good contractor plans for this and explains how it may affect your project.
6. Items people forget. Many budgets leave out fencing, landscaping, borehole, overhead tank, and furnishing. Include them from the start, or you will run short at the end.
7. Professional fees. Architectural design, structural drawings, supervision, and approvals are part of a safe project. Skipping them to save money usually costs more later.
