The cheaper option depends on your plot, your finishes and your family. Here is how a bungalow and a duplex really compare.
Many people assume a bungalow is always cheaper than a duplex. In practice, the answer depends on several factors, and the real difference often surprises first-time builders.
Where a bungalow costs more
A bungalow spreads every room across one floor, so it needs a larger foundation and a larger roof for the same number of bedrooms. It also uses more of your plot, which leaves less room for parking, a garden or future expansion.
Where a duplex costs more
A duplex has a smaller footprint, but it needs a staircase, stronger structural elements to carry the upper floor, and more careful design of columns and beams. Plumbing and electrical runs between floors also need planning.
Maintenance
Bungalows are easier to inspect and repair because the roof and walls are within reach. Duplexes have more wall height to paint and more complex roofing to maintain, but a smaller roof area overall.
Family needs matter more than cost
Elderly relatives and young children are usually safer and more comfortable on one level. A growing family that wants a private master suite and lounge upstairs may prefer a duplex.
Do not compare by bedroom count alone
Two houses with the same number of bedrooms can cost very different amounts because of finishes, roof type, location and site conditions. Read our guide on why two 4-bedroom duplexes can cost completely different amounts to build and our practical cost guide for 2026.
